3BHK marks Sri Ganesh's first collaboration with Siddharth and is produced by Arun Viswa under the Shanti Talkies banner. The film had been referred to as Siddharth40 during production, denoting the actor's 40th feature, and also reunites Sarathkumar and Devayani onscreen after two decades.

Set in Chennai, 3BHK follows the story of Prabhu (played by Siddharth), his father Vasudevan (R. Sarathkumar), and mother Shanthi (Devayani). The plot centres around the family's efforts to purchase a home of their own-a 3BHK apartment-and explores the emotional and financial challenges they encounter along the way. Meetha Raghunath portrays Prabhu's younger sister Aarthy, while Chaithra J. Achar, making her Tamil debut, plays Aishwarya, his love interest. The supporting cast includes Yogi Babu, Subbu Panchu, and Vivek Prasanna.

The project was officially announced in May 2024, with principal photography commencing in July that year. Filming wrapped up in March 2025. The production predominantly took place in Chennai and featured a technical team comprising cinematographers Dinesh Krishnan B and Jithin Stanislaus, editor Ganesh Siva, and art director Vinoth Rajkumar N.
