As chaos unfolds, Sanjay Dutt enters the scene as a quirky ghostbuster determined to set things right. 

Set in the fictional St. Vincent's College in Delhi, the story centers around a mysterious "Virgin Tree"—believed to be a love charm by desperate romantics, especially on Valentine's Day. However, a chilling pattern emerges as a student mysteriously dies every year on the eve of Holika Dahan. According to local folklore, the tree is haunted by the vengeful spirit of a woman who returns each year to claim a soul.

The Bhootnii opened to lukewarm response at the box office, despite the presence of big names like Sanjay Dutt, Mouni Roy, and Sunny Singh. The film managed to collect only ₹12.52 crores (net India), falling well short of its ₹30 crore budget. Mixed reviews, limited buzz, and stiff competition from other releases contributed to its underperformance. 

The film had the right ingredients — a solid cast, an interesting concept, and a promising setup for a horror-comedy. Sanjay Dutt’s character stood out with his macho charm and hilarious timing, bringing a fun and entertaining energy to the screen. While the movie delivered on the comedy front, it fell short in the horror department. The story had potential but didn’t quite reach its peak, and the CGI lacked the impact needed to create convincing scares, making the supernatural moments feel underwhelming.
