3 BHK is an Tamil drama film directed by Sri Ganesh. The movie features Siddharth Narayan and Sarathkumar in the lead roles. 3 BHK delves into the emotional dynamics of family relationships, focusing on the bond between different generations. The story also touches on aspirations, personal sacrifices, and the universal dream of owning a home.

In 2006, Vasudevan, a middle-class clerk, moves with his wife Shanthi and teenage children Prabhu and Aarthi into a rented house near St. Thomas Mount, Chennai. Though Prabhu is unhappy with the cramped home and rising rent, Vasudevan urges the family to adjust and focus on their bigger dream owning a house. With ₹7.5 lakh saved, Vasudevan starts house-hunting on the city outskirts, but he secretly dreams of buying a house within city limits, which costs double. To meet this goal, Shanthi starts selling snacks to local stores, and Vasudevan takes on overtime work. Prabhu struggles academically, but his performance improves with the help of tuition and his classmate Aishu, whom he silently loves.

However, during his board exams, Prabhu crumbles under pressure and performs poorly, while Aishu mysteriously disappears. Disappointed, Vasudevan spends the family’s savings to get Prabhu an engineering seat through the management quota. In 2007, after an argument with the house owner, they are evicted and shift to Pallavaram. Prabhu is forced into IT instead of his preferred mechanical engineering course, where he continues to struggle. Meanwhile, Aarthi excels in her SSLC exams but chooses to stay in her government school to support the family’s savings plan.

By 2008, Vasudevan has saved ₹15 lakh, but housing prices increase again, and he finds their dream slipping away. Prabhu starts working secretly at a lathe shop to fund his education. Vasudevan also learns Tally software with Aarthi’s help to keep his job, but the stress causes him a heart attack, draining their funds. Prabhu fails a major interview due to a lack of technical depth, while his friend Kalai gets the job. Things worsen when floods damage their rented house, forcing another move.

By 2011, after losing his job due to Mehta’s death, Vasudevan watches Prabhu do odd jobs to support the family. Though Prabhu continues to fail in competitive exams, Kalai finally helps him land a stable job. Years later, the family arranges Aarthi’s wedding, spending ₹35 lakh, which Prabhu has to repay. To manage this, they plan Prabhu’s wedding with Madhu, a rich businessman’s daughter, but he meets Aishu again, learns about her troubled past, and marries her instead—angering Vasudevan.

By 2021, Prabhu and Aishu live happily, though Vasudevan refuses to speak to them. When Aarthi faces domestic abuse, she returns home with her child. This paves the way for healing within the family. Prabhu, now disillusioned with his IT job and unable to secure an appraisal, decides to pursue mechanical engineering full-time. Vasudevan supports him, and Aarthi also restarts her life by applying for a divorce and preparing for banking exams.

Eventually, Prabhu earns his degree and becomes a successful mechanical engineer. In 2027, he takes his family to their new flat in Guduvancheri, fulfilling Vasudevan’s lifelong dream of owning a house. As they enter the new home, the family reunites with joy, and Vasudevan proudly installs the nameplate: "Vasudevan & Family."
